More seniors using reverse mortgages

Finding themselves financially strapped, more seniors at an earlier age are trying to get reverse mortgages on their homes in order to survive, according to a new report.

The study says the percentage of people aged 62 to 64 applying for reverse mortgages has increased 15 percent since 1999.

The reason for the dramatic upswing among "younger" seniors is simple, the report concludes: They need the money.

"The average age for taking out reverse mortgages has been around 71,"? explains Sandy Timmerman, director of the MetLife Market Institute who conducted the survey with the National Council on Aging.

"But with job losses, higher debt and living costs, more and more of the 'younger' seniors are looking at reverse mortgages as a way to pay their bills and keep their homes," Timmerman adds. "It shows the devastation some seniors have gone through since the financial downturn."

Reverse mortgages ? which allow homeowners to borrow against the value of their homes ? have been around since the early 1960s, but have grown in popularity. TV commercials with celebrities such as Henry Winkler, Robert Wagner and Fred Thompson promoting reverse mortgages, are rampant during weekends and late night viewing hours.

?But whether it's the ads, the financial necessity, or both ? reverse mortgages have become attractive to more seniors. In 2010 alone, more than 80,000 Americans over 62 years old finalized a reverse mortgage. That's up from 25,000 in 1995.

?'It's not surprising that more seniors are doing this at an earlier age," says Karl Byrd, CFP, vice president at Security Ballew Wealth Management. "We live in a time when people are not planning for their retirement or can even get out of debt. Some seniors can't even buy groceries right now."

?The increase in the number of reserve mortgages may simply be due to the growing number of seniors, poor or not, says Gregg Smith, COO of the lending firm, One Reverse Mortgage.

"We've noticed the age range for reverse mortgages getting 'younger' for us," Smith says. "But when you figure that some 10,000 people a day reach 62 in the U.S., we're seeing this grow among all seniors and believe it will get even bigger in the next 10 years."

Another selling point for reverse mortgages is the gain of respectability.

"Those ads aside, reverse mortgages are getting rid of the bad reputation they've had in the past," says Mark Goldman, a real estate professor at San Diego State University and a real estate investor, who's handled reverse mortgages for some of his clients ? including his in-laws.

"The loans are backed by the government and more financial planners are looking at them as a viable option for their clients," Goldman goes on to say. "With mortgage rates low, and reverse loan fees dropping, they can make good sense."

How a reverse mortgage works is fairly simple. Designed for those 62 or older, a homeowner gets a lump sum or a payout for the equity in their house. The loan, with interest, does not have to be repaid until the last surviving homeowner moves out of the property or passes away.

There's no income or credit check and even if a senior is in foreclosure ? and as long as the house has equity ? they are eligible. All who apply must meet with an independent home loan counselor to discuss the ins and outs of getting a reverse mortgage.

Reverse mortgage loans are not taxable, and generally don?t affect Social Security?benefits. Most loans have adjustable rates and can be re-financed, while some have fixed rates.

But they do come with a price tag and tight restrictions. Previous loans have to be paid off. Closing costs can add up ? the average is about $2,000 to $3,000 depending on location. And there's no free ride when it comes to property taxes and mortgage insurance ? they have to be paid by the homeowners to keep the house.

Homeowners must use the house as their main residence, and if the homeowner dies or wants to sell, the proceeds must go to pay off the loan.

Another warning signal ? reverse loans can use up all or most of the equity and leave seniors with fewer assets as they grow older. And the loans are geared toward older seniors. The older someone is, the more credit is available. That's why most reverse mortgages have been taken out by people in their 70's. That is until now.

"Weaker economic conditions are pushing 'younger seniors' to go for any amount of money they can get at an earlier age," says Timmerman.

"The people we surveyed in the younger age range applying for the loans were clear about their needs for financial help," Timmerman says. "They didn't seem like they could wait."

At a time when more seniors in the U.S. are facing poverty?? some 15.9 percent are considered poor ? it's not surprising to see the move to reverse mortgages, says Mark Goldman.

"I saw a an older woman at the drugstore the other day, asking her pharmacist to please cut the costs of her medicine," Goldman adds. "When you see seniors facing rising health care costs, and as they lose jobs and see 401(k) returns shrink, it's going to be tough not to look at a reverse loan."

Republicans heap blame on Obama for Afghan crisis

A crisis in Washington's relations with Afghan President Hamid Karzai sparked attacks Sunday on President Barack Obama, as Republican presidential candidates heaped blame on him for the troubles in the US exit strategy.

Former Massachusetts governor Mitt Romney and ex-senator Rick Santorum assailed the president on separate television talks shows as creating an untenable situation by setting a hard-and-fast 2014 timetable for a US withdrawal.

"If the game plan is we're leaving irrespective of whether we're going to succeed or not, then why are we still there?" asked Santorum on ABC's "This Week." "Let's either commit to winning, or let's get out."

The attacks from the right came as the administration was struggling to contain the fallout from a massacre of 16 villagers, many of them women and children, by a US soldier who allegedly went on a rampage March 11 in southern Afghanistan.

The White House said Obama and the Afghan leader reaffirmed their commitment to the 2014 withdrawal plan in a phone call Friday.

But Karzai's warning that he was "at the end of the rope" and public demands for an earlier pullback of US troops to their bases underscored the yawning divide between the allies at a time of sharply declining public support for the 10-year-old war in the United States.

Afghanistan's ambassador to the United States, Eklil Hakimi, said Karzai was reflecting what Afghans are saying in the wake of a tragic event, but still attaches great importance to the relationship with the United States.

But while the United States and Afghanistan are working on defining a new strategic relationship, Hakimi acknowledged, "It is a bumpy road."

Republicans seized on the issue to accuse Obama of failing to heed his commanders demands for more troops, for withdrawing a surge force too soon and failing to demonstrate US commitment to a successful outcome.

"I think it is plain to see that the conditions there are not going very well," said Romney on Fox News Sunday. "And I lay part of the blame for that on the lack of leadership on the part of our president, both in terms of his interactions with Karzai and with leaders there as well as his relative detachment from our military commanders there."

"This does have the indications of a similarly failed withdrawal or a failed completion effort on the part of this president, just like we saw in Iraq. He likewise failed in the way we left Iraq," he said.

But neither he nor Santorum, who are vying to run against Obama in November, were clear about what they would do if they were in the president's place.

Santorum said he agreed in some respects with former House speaker Newt Gingrich, a rival for the Republican nomination who said last week it was likely the US mission in Afghanistan was "not doable."

Romney said the current timetable should remain in effect "unless of course there are changes in conditions that suggest a faster withdrawal."

Advocates of an extended US presence in Afghanistan, meanwhile, argued that the decline in US public support for the war reflected a loss of confidence in the US strategy.

"Do we know what we are doing when these incidents happen and President Karzai makes the statements that he has done?" asked Zalmay Khalilzad, a former US ambassador to Kabul under president George W. Bush, on CNN.

"It raises questions in the minds of people, do we know what we are doing? Are we succeeding?"

Republican Senator John McCain, a staunch proponent of a large and continuing US military presence in Afghanistan, disputed the perception that the mission was failing, insisting that the relationship between US troops and Afghanistan "is wonderful."

If Obama does not accelerate the withdrawal of US forces, he said, "we can withdraw with a stable government in Afghanistan."

He acknowledged, however, that the massacre of civilians "really sets back everything a great deal."

ScienceDaily (Mar. 16, 2012) ? A fundamental shift in the Indian monsoon has occurred over the last few millennia, from a steady humid monsoon that favored lush vegetation to extended periods of drought, reports a new study led by researchers at the Woods Hole Oceanographic Institution (WHOI). The study has implications for our understanding of the monsoon?s response to climate change.

The Indian peninsula sustains over a billion people, yet it lies at the same latitude as the Sahara Desert. Without a monsoon, most of India would be dry and uninhabitable. The ability to predict the timing and amount of the next year?s monsoon is vital, yet even our knowledge of the monsoon?s past variability remains incomplete.

One key to this understanding lies in the core monsoon zone (CMZ) ? a region in the central part of India that is a very sensitive indicator of the monsoon throughout the India peninsula.

?If you know what?s happening there, you know more or less what?s happening in the rest of India,? said Camilo Ponton, a student in the MIT-WHOI Joint Program in Oceanography and lead author of the study recently published in Geophysical Research Letters entitled "Holocene Aridification of India". ?Our biggest problem has been a lack of evidence from this region to extend the short, existing records.?

The study was designed by WHOI geologist Liviu Giosan and geochemist Tim Eglinton, now at ETH in Zurich, and makes use of a sediment core collected by the National Gas Hydrate Program of India in 2006. Sailing around India aboard the drilling vessel JOIDES Resolution for several months, Giosan enlisted colleagues from India and US to help with the project.? Extracted from a ?sweet spot? in the Bay of Bengal where the Godavari River drains the central Indian peninsula and over which monsoon winds carry most of the precipitation, the core has provided the basis for a 10,000-year reconstruction of climate in the Indian peninsula?s CMZ .

??We are fortunate to have this core from close to the river mouth, where it accumulates sediment very fast,? said Ponton. ?Every centimeter of sediment contains 10 to 20 years? worth of information. So it gives us the advantage of high temporal resolution to address the problems.?

When put together, the research tells the story of growing aridity in India, enables valuable insights into the impact of the monsoon on past cultures, and points scientists toward a way to model future monsoons.

To assemble the 10,000-year record, the team looked to both what the land and the ocean could tell them.? Contained within the sediment core?s layers are microscopic compounds from the trees, grasses, and shrubs that lived in the region and remnants of plankton fossils from the ocean.

??The geochemical analyses of the leaf waxes tell a simple story,? said Giosan.? ?About 10,000 years ago to about 4500 ago, the Godavari River drained mostly terrain that had humidity-loving plants. Stepwise changes starting at around 4,000 years ago and again after 1,700 years ago changed the flora toward aridity-adapted plants. That tells us that central India ? the core monsoon zone ? became drier.?

Analyses of the plankton fossils support the story reconstructed from plant remains and reveal a record of unprecedented spikes and troughs in the Bay of Bengal?s salinity ? becoming saltier during drought periods and fresher when water from the monsoon filled the river and rained into the Bay. ?Similar drought periods have been documented in shorter records from tree rings and cave stalagmites within India lending further support to this interpretation.

With a picture emerging of changes in the ancient flora of India, Giosan tapped archaeobotanist Dorian Fuller?s interest.

?What the new paleo-climatic information makes clear is that the shift towards more arid conditions around 4,000 years ago corresponds to the time when agricultural populations expanded and settled village life began,? says Fuller of the Institute of Archaeology, University College London. ?Arid-adapted food production is an old cultural tradition in the region, with cultivation of drought-tolerant millets and soil-restoring bean species. There may be lessons to learn here, as these drought-tolerant agricultural traditions have eroded over the past century, with shift towards more water and chemical intensive forms of modern agriculture.?

Together, the geological record and the archaeological evidence tell a story of the possible fate of India?s earliest civilizations. Cultural changes occurred across the Indian subcontinent as the climate became more arid after ~4,000 years. In the already dry Indus basin, the urban Harappan civilization failed to adapt to even harsher conditions and slowly collapsed. But aridity favored an increase in sophistication in the central and south India where tropical forest decreased in extent and people began to settle and do more agriculture. Human resourcefulness proved again crucial in the rapid proliferation of rain-collecting water tanks across the Indian peninsula, just as the long series of droughts settled in over the last 1,700 years.

What can this record tell us about future Indian monsoons? According to Ponton, ?How the monsoon will behave in the future is highly controversial. Our research provides clues for modeling and that could help determine whether the monsoon will increase or decrease with global warming.?

The study found that the type of monsoon and its droughts are a function of the Northern Hemisphere?s incoming solar radiation ? or ?insolation.?? Every year, the band of heavy rain known as the Inter-Tropical Convergence Zone, or ITCZ, moves north over India.

?We found that when the Asian continent is least heated by the sun, the northward movement of the rain appears to hesitate between the Equator and Asia, bringing less rain to the north,? said Giosan. ?The fact that long droughts have not occurred over the last 100 years or so, as humans started to heat up the planet, but did occur earlier, suggest that we changed the entire monsoon game, and may have inadvertently made it more stable!?
